Why book direct
The platform fee is still there. It just moved into the price.
On September 15, 2026, Airbnb finished moving most hosts to a single host-only service fee of about 15.5%. Guests stopped seeing a service fee line at checkout. Hosts started paying more than five times the 3% they used to, and most raised their rates to cover it.
Booked on Airbnb
Booked direct
Airbnb's host-only service fee, about 15.5% of the nightly rate plus cleaning and other fees, standard for hosts since September 15, 2026. Taxes excluded.
What booking direct changes
- The fee is out of the deal. The owner keeps the whole booking, which gives them room to offer you a better rate or a perk.
- You talk to the person who knows the house. Dock depth, barn stalls, how far the walk to the spring really is. No message filters.
- Your next stay is easier. Repeat guests often get first pick of dates and a returning-guest rate.
How to book direct safely
- Check the state license number on the listing. In Florida every vacation rental has one.
- Book through real booking software and pay by credit card.
- Get a written rental agreement with the cancellation policy, deposit and house rules.
- Never wire money or pay with gift cards. A legitimate owner will not ask.
Where the numbers come from
The 15.5% figure and the September 15, 2026 date come from Airbnb's host fee change as documented by vacation rental software companies including Hostaway, Hostfully and Zeevou. Some hosts in specific cases, such as certain regions or software-connected listings, have had the host-only fee for longer.
Booking direct questions
Did Airbnb get rid of the guest service fee?
For most listings, the guest no longer sees a separate service fee line. Instead the host pays a single fee of about 15.5%, and most hosts raise the nightly rate to cover it. The cost did not disappear, it moved into the price.
Will the owner really charge me less?
Not always, and nobody can promise it. But an owner who keeps the full booking has room to offer a better rate, a longer-stay discount or a free early check-in, and many do for guests who book direct.
What protection do I have without a platform?
Book through the owner's booking software with a credit card, get a written rental agreement, and confirm the state license number on the listing. Card payments carry chargeback protection. Never pay by wire, Zelle to a stranger, or gift card.
What about cancellations and damage deposits?
Those are set by the owner and written into the rental agreement. Ask before you book. Owners using OwnerRez, Lodgify, Hospitable or Hostaway usually offer damage protection or a refundable deposit through that software.
